Renters insurance

Landlord insurance
If you rent out a home, condo, or unit, a standard homeowners policy usually is not the right fit. Landlord (dwelling fire) coverage protects the building, replaces lost rental income while repairs are made, and provides liability protection if a tenant or visitor is injured on the property.

What type of policy do I need as a homeowner, landlord, or renter?
- Homeowner: pays to repair your home when it is damaged, covers temporary housing if it is uninhabitable, and protects you if you injure others or damage their property, including paying to settle lawsuits and providing a defense.
- Landlord: pays to repair the rental, reimburses lost rent while it is uninhabitable, and protects you if someone is hurt on the property.
- Renter: replaces your personal belongings after a covered loss such as fire or theft, covers temporary housing, and provides liability protection.
What is the difference between Replacement Cost Value (RCV) and Actual Cash Value (ACV)?
Actual Cash Value pays for lost items after subtracting depreciation for age and wear. Replacement Cost Value pays to replace them with similar new items, without deducting depreciation. RCV costs a bit more and pays significantly more after a loss.
I only owe $50,000 on my house. Why is it insured for $300,000?
Home insurance pays to rebuild your house after a covered loss. It is not used to pay off your loan. If your home were destroyed, you would keep paying your mortgage while the insurance company paid to rebuild, so the coverage needs to match rebuilding costs, not your loan balance.
Does homeowners insurance cover flooding?
Standard homeowners policies do not cover flood damage from external water. Flood coverage is purchased separately, and a water backup endorsement can cover sewer and sump pump backups. We can help you evaluate both.
Do I need to schedule my jewelry?
Most policies cap theft coverage for jewelry at a modest amount. If a piece is worth more than that limit, scheduling it individually provides broader protection, often including accidental loss.
